For Landlords

What services do you offer landlords?

We provide end‑to‑end property management, including tenant sourcing, rent collection, property inspections, maintenance coordination, and compliance support. Our aim is to protect your asset while maximising rental performance.

How do you find and reference tenants?

All prospective tenants undergo thorough referencing, including identity checks, Right to Rent checks, credit checks, employment/income verification, and previous landlord references where available.

​

How do you handle rent collection and arrears?

Rent is collected monthly and paid directly to the landlord. If a payment is missed, we act promptly by contacting the tenant, issuing reminders, and agreeing payment plans where appropriate to minimise arrears.

​

Can you manage maintenance and repairs?

Yes. We coordinate repairs using trusted contractors and always seek landlord approval for non‑urgent works above an agreed cost threshold. Emergency repairs are handled immediately to protect the property.

​

How often are properties inspected?

Routine inspections are typically carried out every 3–6 months, with advance notice given to tenants. Inspection reports are shared with landlords for full transparency.

​

What legal responsibilities do landlords have?

Landlords must comply with UK legislation, including gas and electrical safety, EPC requirements, smoke and carbon monoxide alarms, deposit protection, and maintaining a safe, habitable property. We help ensure ongoing compliance.

Can you help with Renters’ Rights changes?

Yes. We stay up to date with evolving rental legislation and guide landlords through changes to ensure their property remains compliant while protecting their interests.

Can I be a hands‑off landlord?

Absolutely. Our full management service allows landlords to be as involved—or as hands‑off—as they wish, while we manage the day‑to‑day operations.

For Tenants

​

What type of tenancy agreement will I have?

Most tenants rent under an Assured Shorthold Tenancy (AST), which clearly sets out rent, tenancy length, notice periods, and responsibilities.

How do I report maintenance issues?

Maintenance issues can be reported directly to our property management team. Urgent issues are prioritised, while non‑urgent repairs are scheduled promptly.

​

Can my landlord or agent enter the property?

We will always give at least 24 hours’ notice before accessing the property, except in genuine emergencies.

​

What happens to my deposit?

Your deposit is protected in a government‑approved tenancy deposit scheme and details are provided at the start of your tenancy.

​

Can my rent be increased?

Rent increases can only occur in line with your tenancy agreement and relevant legislation, with proper notice given.

​

What if I am struggling to pay rent?

We encourage tenants to contact us as soon as possible. Early communication allows us to explore payment plans or temporary solutions where appropriate.

Am I responsible for repairs?

Tenants are responsible for day‑to‑day care of the property, while landlords handle structural repairs, heating, hot water, and safety‑related issues.

​

What should I do at the end of my tenancy?

You should provide notice as stated in your tenancy agreement, return the property in good condition (fair wear and tear excepted), and attend a check‑out inspection.
